Fountain Hills is built across the slopes beneath the McDowell Mountains, and a large share of its lots are hillside lots with meaningful grade. The Town regulates hillside development to limit disturbance, manage drainage and preserve the natural appearance of the slopes, so grading, retaining walls, cut-and-fill and the extent of disturbed area all come under review. These requirements affect where an addition can sit and how large it can be, and they take time to work through. We assess the slope and the applicable requirements early, before design, so the plans reflect what the lot will realistically permit.
Outdoor Lighting in a Dark Sky Community
Fountain Hills has been designated an International Dark Sky Community, reflecting a long-standing local commitment to protecting the night sky, and outdoor lighting is regulated accordingly. Fixtures are generally expected to be shielded and directed downward, and brightness and colour temperature matter. Any project involving exterior lighting, including patio covers, landscape lighting, outdoor kitchens and pool areas, should be planned with these expectations in mind from the start. We select compliant fixtures and lay out lighting so outdoor spaces remain safe and usable after dark without spilling light into the sky or onto neighbouring properties.
Views, Glass and Heat Gain
Homes in Fountain Hills are frequently designed around views of the fountain, the McDowells, Four Peaks or the surrounding desert, which usually means large expanses of glass. Glass that faces east, west or south admits a great deal of heat in an Arizona summer, raising cooling costs and making rooms uncomfortable. The solution is not smaller windows but better ones: high-performance glazing, appropriately deep overhangs, exterior shading and careful orientation. Steep driveways and narrow hillside streets make site access a real consideration in Fountain Hills. Protecting existing driveways and landscaping from heavy equipment also needs thought.
